All too often we see other firms promising this, however Abbey Forth would argue that the highest price is best and our anecdotal research tells us that vendors in general prefer that focus is on achieving best price rather than hurrying to get a quick sale – which often can lead to a poor result.
How do we start the process of a successful vendor & agent sales relationship?
First & foremost is to have an open friendly conversation about your reasons for selling, your buying requirements, and listening to you as you tell us about your property and your needs. The valuation is provided by having a thorough look at your home and picking out any outstanding features and what we believe will be the key elements that will attract the right buyers for your property. We will then research in great detail the current market activity, along with comparable sales and provide you with a fully researched and considered valuation.
We will always confirm this by email and allow you the time to consider further questions for discussion or indeed if you wish to instruct us to sell.

Following some simple advice will help to achieve the highest possible price.
Prepare Your Property – First impressions Count!
It doesn’t have to be a show house but presenting it in a clean and tidy condition can only help. If you are fortunate to have outside space – this is the gateway to your home, so tidy the garden, clear any litter, pull out weeds and if there are external jobs to house (like painting the door or down pipe) then do so.
Make the Most of Viewings
Estate Agents show and sell houses every day, so let us do the job for you. We are more comfortable selling the property and can take the emotion out of the viewing.
However, some vendors prefer to show their property therefore try to focus on the key features or any unique/quirky aspects as well as any additional useful information about the area. It is good to be engaging with potential buyers but a word of caution – allow the agents to negotiate any offer and refrain from handing out your personal contact number.
Use a good local solicitor
Pick a reputable, professional who has a proven track record of dealing with matters efficiently. We are well placed to recommend good local solicitor firms to you who can deal with all the legal aspects of buying and selling property.
The Sales process in a nutshell
Below are the key points relating to the sales process. Abbey Forth can have your property on the market within 3-5 working days of instruction and we would organise the process from start to finish.
Post Valuation and at Instruction of Sale;
- Arrange marketing payment and sign T&Cs
- Order Home report Survey
- Take photos/floorplan - to prepare particulars of sale
- Approve home report survey and property particulars
- Order Sale board to be erected.
- Go Live on market and list on key property portals and social media.
- Agent to Conduct FREE viewings* (if required) and provide feedback to seller.
- Pass offer(s) to appointed solicitor
- Commence legal conveyancing of sale
- Settlement of sale, board removal, solicitor to arrange payment.
