When you contact us regards one of our properties, we will discuss any aspect of the property that is required and answer any questions that you may have. It is important to establish your own buying status and therefore we would like to know more about you;

 

Your Name, contact details, current address, your key property search criteria - and it would also be helpful to know if you have a solicitor and mortgage in place –

We would also like to know your current buying position – are you currently selling? Or do you still have to sell or are you a first-time buyer?

Should you view one of our properties, we will contact you after viewing (usually the day after) – to get your feedback and to see how we can help further.

 

Please remember, we are always happy to offer any advice to you, even if you decide that you are interested in a property being marketed by another agent. This advice can range from knowledge of the area that you are looking in, knowledge of the property and indeed advice on what the best starting offer price should be. Moreover, our close relationships with local legal and financial experts allows us to refer you to the right people to help you arrange finance and to submit formal offers.

VIEWINGS

 

Sometimes, going to a viewing can be daunting, especially for first time buyers. You are excited about finding your first home and, also about viewing the property that could be “the one”.

 

It would be recommended that you obtain the home report first as this will help guide you to any areas of the property that may raise points of discussion and indeed some concern and this will allow you to then check these points visually at viewing.

 

Take your time to view internally and externally. Also, if you do not know the area, we suggest you walk around the immediate area to check on the neighbours and the closest amenities. Moreover, take a drive or walk at peak time, plus a day and night-time and/or weekend – this will give you a better idea of how the location works for you and basic visual impressions such as on-street parking etc.

 

When viewing, don’t be afraid to ask questions, we as agents, will do our best to provide you with the answers. If the sellers are doing the viewings, please be respectful of the fact that it is their home and it might not be to your taste. It is Ok to ask sellers – what are their reasons for selling?, what made them fall in love with the property?, what are the neighbours like and also do not be afraid to ask them what would be their preferred entry date and do they have a property to go to ?

SOLICITOR

 

Key costs associated with buying a property in Scotland. There are solicitor fees, plus VAT, for the work that they do for you in the purchase. There are also additional charges that are associated with a property. Some of these fees depend on whether you are buying the property with a mortgage. Your purchase might also be subject to Land & Buildings Transaction Tax (LBTT), which is a tax paid to the government on property purchases. Your solicitor can provide you with a full quote however if you do not have a solicitor – we can assist you with this and refer to a local solicitor to provide you with an outline quote of your purchasing costs.
